When the old door is rusted through, cracked, or just done, a new one changes how the whole front of the house looks. We install Haas and C.H.I. doors across Lake Country, eastern Waukesha County, and western Jefferson County.
Quick answer: A standard 16-foot insulated steel door, installed, usually runs $1,400 to $2,400. A 9-foot single door usually runs $900 to $1,500. Carriage-house and custom wood styles usually run $2,800 to $5,200 or more. The size of the opening, the insulation, and the windows move the price most.
Most doors can be fixed. We suggest a new one when one of these is true:
A door has to fit the opening and the space around it. We take five measurements at the estimate:
These numbers decide which tracks and springs the door needs. They also catch problems early, like a beam or a light fixture in the path of the door.
| Type | What it is | Good fit | Trade-off |
|---|---|---|---|
| Non-insulated steel | A single steel skin, sometimes with bracing on the back. | Detached garages used only for parking. | Dents more easily and lets cold and noise through. |
| Insulated steel | Steel skin with foam insulation, often with a steel back as well. | Attached garages, and any garage you heat or work in. | Costs more than single-layer steel. A 16-foot door usually runs $1,400 to $2,400 installed. |
| Carriage-house or wood look | Steel or composite made to look like swing-out barn doors, or real wood. | Homes where the garage door is a big part of the front view. | Usually $2,800 to $5,200 or more. Real wood needs regular refinishing. |

R-value is a number for how well something slows heat moving through it. Higher means better insulation. A garage door R-value is only a rough guide, though. Makers don't all measure it the same way, and gaps around the edges can matter as much as the foam inside. Compare R-values within the same brand, and ask how the door seals at the sides and bottom.
There are two common kinds of foam. Polystyrene comes in stiff sheets set into the door. Polyurethane is injected between the steel skins and bonds to them, which makes the door stiffer for its thickness. For an attached garage, especially one under or beside a bedroom, an insulated door is usually worth it. The trade-offs are laid out in insulated vs non-insulated garage doors.
Windows in the top section let daylight into the garage. Clear glass shows what is inside, so many people pick frosted or textured glass. Windows add some cost and let a bit more cold through than a solid section. If you have a homeowners association, bring its rules to the estimate. Some set the color or the window style.
We install Haas and C.H.I. doors. Both makers offer steel doors in several panel styles and colors, with insulated and non-insulated options and carriage-house designs. At the estimate we show you what fits your opening and your budget. You may have seen other brands at a big-box store. Our Clopay, Wayne Dalton, and Amarr comparison explains how those differ, though we don't install them.

Most of a day for a standard door. That covers taking the old door down, putting up the new tracks, springs, and sections, and testing everything at the end.
Often, yes, if it is in good shape and strong enough for the new door. We check it during the estimate. If it is old or worn, we can quote a LiftMaster opener with the door so both go in the same day.
Yes. Springs are sized to the weight of one specific door. A new door almost never weighs the same as the old one, so it gets new springs matched to it.
It depends on how you use the garage. If it is only for parking, a non-insulated door is often fine. If you heat it or work out there, insulation helps, and an insulated door is also stiffer and quieter.
Yes, light commercial doors. Tell us the size of the opening and how you use the building, and we will quote after a quick walkthrough.
